First Goodman project going up
Construction is starting on The Collective at Fourth and Harrison.
One of the Goodman family's surface parking lots is ready for construction to begin early this year, slated to become a 15-story mixed-use apartment building with 425 residential units.
The Goodman family's Downtown Development Group, a partner on The Collective at Fourth and Harrison, has been involved in the Portland real estate market as one of the largest property owners. The family has plans worth to develop 11 buildings total on their downtown parcels — and this is one of them. The group is leasing the site to Core Spaces, the developer.
Tom Harrington, Jr. is the director of acquisition with Core Spaces, based in Chicago and Austin, Texas. He worked with his team to build a relationship with the Goodman family.
"In the fourth quarter of 2012, Core Spaces engaged Brett Bayne and Dann Wonser of the Portland real estate firm Macadam Forbes with an assignment to identify sites suitable for Core's planned development," Harrington told the Business Tribune. "They identified the site and introduced Core to the Goodman family in late 2012."
Portland for Core
Chad Matesi, executive vice president of development with Core Spaces, told the Business Tribune that The Collective is Core Spaces's first project in Portland.
"We have an operating property in Eugene, are under construction in Seattle, and are entitling a project in Corvallis," Matesi said.
Core Spaces's director of new business is Melissa Flath.
"We decided to build in Portland because we believe it's one of the strongest markets in the country," Flath said. "The growing population, workforce and educational system all point to a need for additional housing that meshes well with the city's culture."
The Goodman site works strongly with this plan for Core, accessibly downtown in the South Auditorium District — an urban renewal area from the mid-1950s originally meant to help develop the Coliseum, which ended up being built on the east side. It includes the Keller Auditorium and KOIN building.
"We believe in the vitality of each neighborhood we have a presence in," Flath said. "We think Portland has a progressive and innovative culture that fits well with the developments our firm creates."
The development plans include studios, one-, two- and three-bedroom units and 158 below-grade parking spaces. With a location near Portland State University, the building is targeted to students, recent graduates, young professionals, families and empty-nesters.
"We know there is a need for more housing in the area and we feel out project fulfills that need while giving residents a place they can be proud to call home," Flath said.
Plans include a 30,000 square foot anchor grocery store, which is undecided at the moment, and a 5,000 square foot restaurant on the ground level.
"The most exciting part of the architecture is the Collective's contextual nature," Matesi said. "The design is intended to sing harmoniously with its surroundings."
Matesi said the design plays off the South Auditorium District, home to many mid-century modern buildings.
"The Collective incorporates signature mid-century elements, including vertical extrusions and regimented grids into a sleek, contemporary design that fits into this unique neighborhood," Matesi said. "The main corner at Fourth and Harrison is defined by a powerfully framed glass element, which sets a hierarchy subsequently followed by the grid facade down to the terraced plinth and pedestrian interaction at grade."
Matesi said the site informed the structure, and special attention was given to the stepped architectural details and landscaping of the tower's base along the historic Halprin pedestrian trails.
"The building's inset corner at Third and Montgomery and terracing at the second and fourth levels is a complementary move to generate activity facing Pettygrove Park," Matesi said. "The L-shaped tower was situated to complete the street walls along Fourth and Harrison."
The building is slated to open in 2018.
