Upgrading the Yamhill SmartPark
Although the garage is still open while under construction, work started Monday, Jan. 15 to modernize the Yamhill SmartPark Garage.
The $25 million renovation, planned by the Portland Bureau of Transportation, will include enhancements to the first-floor retail spaces (vacated by Real Mother Goose gallery), ADA upgrades to the elevators and stairs, increased lighting and visibility, and optimized car and bike parking.
During the renovation, the amount of available spaces is being reduced by up to 150, down from a total off 795. The blocked of areas will vary as construction moves forward.
A joint project between PBOT and Prosper Portland, its funding comes from $20 million in SmartPark revenue and $5 million from urban renewal funds.
The Yamhill SmartPark is one of six City-owned garages, supporting the economic vitality of the Central City to meet the needs of short-term shoppers, visitors and business clients.
The popular garage is usually 90 percent occupied, according to PBOT. It's more than 30 years old.
Because of the retail space upgrades, the current tenants have been relocated with the help of Downtown Retail Advocate and will have the opportunity to apply to release space again in the garage post-renovation from Prosper Portland.
The Portland City Council approved the project in December 2017 after hearing design advice from the Portland Design Commission in April, which approved the designs in October.
The Design Commission found that the project will help unify the site and its district with the expanded retail space — oriented toward Director Park and the Galleria — and windows, along with the replacement of the elevators.
The Commission also found that the project will improve the retail and pedestrian environment for people walking or using mobility devices, and increase safety and comfort of the walkways and storefronts.
The renovation is slated for completion spring 2019.
