Area will see more apartment units, new hotel

A proposed apartment complex, “Amberglen on the Park Apartments,” would be the third new apartment complex in the area within the last year.

The apartments would be built on 3.75 acres at 20150 N.W. Amberglen Court, bordered by Northwest Amberglen Parkway and Northwest Von Neumann Drive. The proposal calls for three- and four-story buildings on the site, with 339 parking spaces and a new road — Northwest Rockspring Lane — bisecting the site.

If approved, Amberglen on the Park Apartments would bring to nearly 900 the number of new housing units in Amberglen.

The developer, the Wolff Company, is headquartered in Scottsdale, Ariz.

Amberglen has been the site of an upswing in residential construction in recent months, with the recent completion of “206 Apartments,” a 203-unit complex of studios and one-, two- and three-bedroom apartments along Northwest 206th Avenue.

A second large complex, Amberglen West Apartments, is currently under construction at Northwest 206th and Wilkins.

Portland design firm Otak, Inc., has applied to the city of Hillsboro for a modification to phase two of the project, which, if approved, would increase the total number of units from 358 to 396.

Hillsboro Planning Director Colin Cooper said all of the new residential construction in the area is in line with the Amberglen Community Plan.

"We're meeting minimum densities," Cooper said, pointing out that the city's minimum apartment densities are for 43 to 45 dwellings per acre. "This first generation of Amberglen development is all consistent with that plan."

The idea, Cooper said, is to create options for people "choosing to live in Hillsboro who don't want to travel from Portland or other areas of Washington County" to work, while preserving single-family detached housing neighborhoods in other areas of the city.

At the same time, two new hotels are proposed in the area.

A five-story, 136-room hotel directly adjacent to the Amberglen on the Park Apartments was recently approved, Cooper said.

Amberglen Aloft Hotel will be located just north of the apartment complex, at the northwest corner of Amberglen Parkway and Compton Drive and would include a business center, boardroom, two meeting rooms, a fitness center and an indoor pool.

Virginia-based Kalyan Hospitality has proposed a five-story, 140-room extended stay hotel, restaurant and conference center at 19720 N.W. Tanasbourne Drive, north of the Amberglen area.

In addition, a 237-room Oxford Suites extended stay hotel was approved in June just east of Amberglen.  The hotel will be built in two phases, according to city planning documents — phase one will be 167 rooms with a restaurant and 6,600 square feet of conference space that will be built out by 2017. A second phase will be completed by 2020.

A 146-room Marriott Resident Inn is currently under construction on Brookwood Parkway at Shute Road.

In all, hotels proposed, approved and currently under construction will add 950 rooms to Hillsboro's hotel inventory.

"It's a strong reflection of the business climate in Hillsboro," Cooper said of the upswing in hotel construction. "It's a mini building boom."
