Businesses count on synergy to lead to success

Stafford Land Company, a new building and land development company, and New Home Realty have opened an office at 485 Ladd Street in Lake Oswego.

Stafford Land Company is owned by Rick Waible and Gordon Root and New Home Realty is owned by Waible and his wife, Airika Waible, who is the principal broker for the firm. All three bring decades of experience to the enterprises and are counting on the synergy between the two companies to lead to their success.

“We are intent on building 100 percent new construction,” said Rick Waible. They currently are building and selling homes in the Casey Meadow housing development in Forest Grove, a community that will involve 100 houses. A 300-home project in Tualatin is in the early development stages. “We are a niche team, not a big brokerage,” said Airika Waible. “We serve builders and sell an entire neighborhood.” She said that new homes usually come with a punch list of items needing to be completed and there is a natural opposition between the builder/developer and the buyer. She can facilitate the completion of the punch list, keeping the buyer pleased and the builder focused on building. She said New Home Realty does list other properties but mainly they focus on selling new construction.

Rick Waible has a great deal of experience with redevelopment projects as well as new construction. He currently has redevelopment projects going on in the Sellwood area and plans eventually to redevelop the property in which the office is located, across the street from George Rogers Park.

“The urban growth boundary is tight, so what’s left is what’s inside. We’ll use it wisely,” said Rick Waible.

Root has built two Street of Dreams homes and is heavily involved with the Home Builders Association, as is Rick Waibel.

An open house is planned for 2 to 6 p.m. Jan. 24. The public is invited to tour the building and meet the staff.
