Dialysis clinic gets underway

At Jefferson Square

by: SUSAN MATHENY - L. Scott Goodrich Construction is leveling ground for a new dialysis clinic at Jefferson Square. The 8,500-square-foot facility will be operated by Fresenius Medical Care, which operates clinics in Bend and Redmond.Contractor and developer Scott Goodrich, of Bend, broke ground Friday for a new dialysis clinic, which will be located in the northeast corner of Jefferson Square.

The clinic, to be operated by Fresenius Medical Care, will be similar to others owned by the company in Bend and Redmond. "They anticipate being busy," said Goodrich, noting that they are already serving local clients at their other clinics.

In the original plans for Jefferson Square, the building was intended to be 7,000 square feet, but with input from the company, that has grown to 8,500 square feet, Goodrich said.

Like the other buildings at Jefferson Square — KFC/A&W, Madras Cinema 5, and O'Reilly Auto Parts — the exterior will be masonry, with stacked stone accents, as well as stucco. The 20-foot tall, single-story building was designed by Schertzinger and Party, of Redmond.

Scott Goodrich Construction, purchased about 4 acres on U.S. Highway 97, just north of Bard Lane, in 2006, and began developing it.

KFC/A&W was built first, opening in 2008, followed by the Madras Cinema 5, which opened in 2011, and O'Reilly Auto Parts, in 2013. The property has been subdivided and parcels sold to those businesses.

The new clinic will share parking with the other businesses, but Goodrich is adding 21 parking spaces behind the building, and six spaces on the north side of the building. The building's entrance will be located on the west side of the building's south wall.

The exterior construction process is expected to take about five months, with the interior to be completed by the company in another five months.

"Early spring is what we're shooting for," said Goodrich, who has been working to put the project together for the past 18 months.

The project, including the site work, building shell, and improvements required on Bard Lane, amounts to about $1.5 million, excluding the interior, he said.
