Attend the Ultimate Open House April 27, 28 and again on May 4, 5

Mark your calendar for the Ultimate Open House New Home Tour to be held from 10 a.m. to 5 p.m. during two weekends this spring: April 27 and 28 as well as May 4 and 5.

The tour is designed especially for homebuyers interested in new construction and showcases condos, townhouses and custom designed homes crafted by the area’s top builders to help consumers find and purchase their “ultimate” new home. The free tour includes 23 newly built homes located throughout the metro area. The event is organized by the Home Builders Association of Metro Portland and presented by NW Natural Gas and Standard TV and Appliance. Guidebooks for the tour, showing all of the house locations, are available now at the HBA office, 15555 SW Bangy Road in Lake Oswego as well as at the tour’s two idea homes, built by Renaissance Homes and Portland Development Group LLC, located respectively at 0235 SW Texas and 2828 NE Tillamook streets in Portland.

“Our idea home is a mid-century modern. It’s a very cool house,” said Randy Sebastian, president of Renaissance Homes. “It’s really a special place and we’re really excited about it. For us this tour is our version of the Street of Dreams. We build more infill houses than anyone in the city and more LEED homes than anyone in the state. The Street of Dreams is about mega-houses. This is more about what people need and want. That’s what we are about now.”

Renaissance built the Cleary on a narrow lot perched above John’s Landing that was previously overlooked and which provides a majestic view of Mt. Hood, the Willamette River and Portland’s east side.

“We chose to modify one of our most popular house plans, the Cleary, to fit the lot. The Cleary is part of our Vintage Collection of homes. ... Two oversized decks — spanning nearly the length of the house — bring the outdoors in. Outdoor heaters will make the space even more comfortable,” said Nicole DeCosta, marketing coordinator for Renaissance Homes.

The home is LEED (Leadership in Energy and Environmental Design) Certified and Sebastion estimated it could be cooled and/or heated for less than $100 per month.

The company utilizes Rain Screen, an exterior system that manages moisture and protects against water intrusion, and a Polar Blanket insulation system that fills wall cavities completely to improve the homes’ efficiency. Open floor trusses allow for shorter and more efficient heating and cooling ducts.

“At Renaissance Homes, building green is more than just using sustainable materials and practices,” said Sebastion. “Our Vintage Collection homes in Portland are all LEED certified and our homeowners enjoy low monthly gas and electric bills. We love educating our customers and saving them green.”

Other local builders with homes on the tour include JT Smith Companies, Mission Homes NW and Stone Bridge Homes NW.

JT Smith Companies’ home, The Noir, is located in West Linn on Coeur D’Alene Drive.

Kimberly Falisec of the Kimberly Group represents Mission Homes NW’s The Sellwood, located on Cooper Creek Drive in Wilsonville, which is part of a 21- lot community of handcrafted new homes filled with upgrades and starting at $299,999.

Mission Homes is a family owned and operated business that prides itself on its commitment to building both quality and community. Kurt Dalbey began the company in 2005, bringing with him more than 35 years experience in the homebuilding and real estate industries. He formed The Equity Group in 1984, which became the largest real estate brokerage in Oregon. The company was sold to Re/Max Equity Group in 2000. Dalbey became a partner in Mariner Homes and began developing residential land in 1985.

Dalbey’s three children fell in love with the real estate and building trades and joined him in creating Mission Homes. Son Brett is head of material sourcing, son Andrew is the construction superintendent and daughter Rebecca is a real estate agent for the firm. Her husband, Josh, is the president of Mission Homes. According to its website, Mission Homes is operated by a family that builds homes for other families.

Stone Bridge Homes NW has four homes on the tour, located in Forest Grove, Sherwood and Tigard. Their 2012 Street of Dreams home, The Oregon Dream, won the People’s Choice Award.

The homes all have four or five bedrooms, 2 1/2 or more baths and are built to Earth Advantage standards. They range in price from the mid-$450,000 to $600,000. Stone Bridge Homes NW is represented by Gary Cook.

As an added incentive, the first five people to purchase one of the participating natural gas homes will receive a free gourmet gas grill by Napoleon, a $1,200 value, courtesy of NW Natural. Ultimate Open House attendees are encouraged to interact with the show via Facebook by checking in on page as they visit each house on the tour. The more times a person checks in, the more likely they are to win additional prizes. Attendees can easily find their way from house to house with an iPhone or Android smartphone app created by the HBA and NW Natural.

“The Ultimate Open House is a valuable resource for people looking to buy a house,” said Dave Williams, NW Natural vice president of utility services. “Show attendees will be able to see the latest natural gas features for the home, while supporting local builders and the HBA’s continued work in our community.
